The site and surrounding area
The site measures approximately 18 acres gross and includes -
- Brownfield land within the settlement boundaries (the exisiting Garden Centre and car park).
- Greenfield land outside the current settlement boundary of Epworth (see black line on image below). This is commercially cultivated agricultural farmland.
- Long gardens within the conservation area at the rear of the high street.
The key site constraints we have carefully considered -
- St Andrew's Church is Grade I listed and is located to the South-East Corner of the land
- Policy LC14 (Area of Special Historic Landscape Interest) of the current Local Plan covers the area of land outside of the settlement boundaries of Epworth
- The proximity to the conservation area
- Neighbouring properties overlooking the site
- Retention of existing woodland to the eastern boundary
- Potential Archaeological interest
- Existing wildlife, landscaping and biodiversity
